There is a fine line between charging too much per night resulting in lower occupancy, and charging too little to get higher occupancy but getting a lower daily return. We use a strategy that is able to maximize total revenue by prioritizing a high daily rate for far out bookings, while lowering the price enough to raise occupancy for bookings within 30 days. This strategy has led to our homes having some of the highest daily revenues in the market and maintaining a high occupancy.
